What the numbers tell us
Before advertising storage space, review the lease, mortgage requirements, insurance and restrictions on commercial use.
Costs and restrictions to consider
Set clear rules around prohibited goods, access and security. Deduct vacancy, intermediary charges and maintenance when evaluating the income.
Try your own numbers
Use the free calculator to explore how your result changes with different prices, occupancy and running costs. Treat any attractive projected income with caution until you have checked local comparables and legal conditions.
How much vacancy can you tolerate?
At £120 per occupied month, eleven occupied months produce £1,320 gross over a year. Eight occupied months produce £960. The £360 difference can be material after fees and insurance.
Protect access and permitted use
Confirm whether the customer requires regular access or simply long-term storage. Check locks, entry arrangements, insurance exclusions and whether the proposed goods are permitted. A written agreement should match the actual arrangement.
